Rental Property Management / Caretaker
This service includes but is not limited to the following:
On-standby 24/7/365 for anytime response to ensure tenants' needs are met.
4 planned site inspections/visits per year:
2 visits for seasonal (spring/fall) exterior water shut-off/turn-on and walkthrough safety inspections.
1 visit to replace smoke detector battery, perform system test plus walkthrough safety inspection.
On the Anniversary of tenancy - full Condition Inspection Report and walkthrough safety inspection.
All tenant interactions - Emergency & Non-Emergency, Notices, etc. The owner is never required to interact with the tenant but directs Greg on how to act and respond.
Simple maintenance & repairs; up to three hours per month of work will be done if required, plus materials costs. If more time is needed, Greg will inform the owner, discuss and agree to the additional amount of work before starting the task and will be paid at a rate of $75/hour plus the cost of materials, so there are no surprises to the owner.
Suppose professional/licensed contractors are required (plumbers, electricians, etc.); Greg will arrange quotes, make recommendations, manage the job and ensure it is completed to scope before recommending the owner directly submits payment to the contractor - up to three hours of General Contracting included ($75/hour past three hours) if this time has not already been utilized.
Consult and make recommendations per the Residential Tenancy Branch to ensure the owner makes informed decisions and maintains compliance.
Recommended rent increases following Residential Tenancy Branch guidelines.

As a Rental Property Manager / Caretaker, Greg works directly for Owners of rental properties, acting as a Manager / Caretaker under the Real Estate Services Act REAL ESTATE SERVICES REGULATION Section 2.13 "employed as a caretaker or manager by the owners of different residential real estate properties." Greg is directed by those owners to provide rental property management services concerning their properties.
Taking his business to the next level; as the increase in demand to service owners/principals grows and to aid in the development and expansion of rental property management as a representative, Greg is currently enrolled in the UBC Sauder School of Business Real Estate Division Rental Property Management License Course and will have licencing completed in 2024.
