Move-Out Guide & Cleaning Checklist π‘π§Ή
Moving out of your rental? Follow this guide to ensure a smooth move-out process, get your security deposit back, and leave the property in great condition.
β All tasks must be completed by 1 PM on the last day of your tenancy (typically the 14th day or last day of the month; per your lease contract).
1. Provide Proper Notice π
Tenants must give written notice in accordance with the terms of the lease.
If on a month-to-month lease, at least one full rental month's notice is required before move-out.
π Example: If moving out June 30, notice must be given before May 31.
2. Schedule a Move-Out Inspection π π
A Condition Inspection Report is required at move-out, just like when you moved in.
The landlord will inspect the property to determine any deductions from your security deposit.
Tip: Attend the inspection to discuss any concerns in person and avoid disputes.

3. Pay Outstanding Balances π°
Ensure all rent and fees are paid up to the move-out date.
If there are unpaid amounts, deductions may be made from the security deposit.
4. Transfer or Cancel Utilities & Services β‘π‘
Tenants must arrange for final readings and disconnect services such as:
β Electricity (BC Hydro)
β Gas (FortisBC)
β Cable & Internet (Shaw, Telus, etc.)
π Hydro & Utilities Disconnection β BC Hydro Service Termination
5. Complete the Cleaning Checklist π§Ό
πΉ General Areas:

All walls must be cleaned (no scuffs, marks, or damage).
β
All floors (laminate, tile, or linoleum) must be washed.
β
All carpets must be professionally cleaned (proof of cleaning required).
β
All light fixtures & bulbs must be clean and in working order.
β
All windows (inside & out) must be cleaned.
πΉ Kitchen:
β
Fridge & stove must be cleaned inside & out (including behind & underneath).
β
All cupboards, drawers, and pantry areas must be wiped down.
πΉ Bathroom(s):
β
Toilet, tub, shower, sink, and mirror must be scrubbed & sanitized.
β
Cabinets & vanity must be cleaned inside & out.
πΉ Final Steps:
β
Report any damage to Nicholls Property Management, (earlier the better).
β
Remove all trash & recycling before vacating.
β
Return all keys, remotes and fobs to the landlord.
π Failure to complete this checklist may result in deductions from your security deposit.
6. Return Keys & Access Devices π
All keys, fobs, and remotes must be returned to avoid lock replacement charges.
If keys are lost or unreturned, fees may be deducted from your security deposit.
7. Security Deposit Refund Process π΅
The security deposit must be returned within 15 days, provided there are no damages or unpaid rent.
If deductions are made, the landlord must provide a written breakdown of costs.

8. Confirm Your New Address for Mail Forwarding π¬
Update your mailing address with:
β Canada Post (Mail Forwarding Service)
β Banks & Credit Card Companies
β Government Agencies (BC Services Card, Driverβs License, CRA, MSP, etc.)
