Tenant Screening & Placement
Arguably, the most critical component of rental investment properties is ensuring a thorough and complete process is completed prior to placing a tenant. Ensure they can comfortably afford to live in your property, have a good, verifiable background.
This comprehensive service includes but is not limited to the following:
Investment Property Rental Market Assessment
Site inspection and rental preparation recommendations.
Quality marketing and advertising to attract the best tenants.
Pre-screening to shortlist based on minimum qualifications (income, number of tenants, length of tenancy, etc.) before background check.
Full background check on the qualified tenant(s), including - Credit (permission-based), Civil, Identification Verification, Income/Job Verification, References (previous landlords, personal & professional), and other background checks and research.
A detailed report on each verified and recommended tenant. Typically 5-6 pages per prospective tenant.
Accommodate all showings / open houses.
Manage Lease Signing with a robust Addendum - (Wet or Digital e-signature between landlord/agent and tenant.)
Condition Inspection Report completed with Tenant - (Wet or Digital e-signature between landlord/agent and tenant.)
Property Condition Photos and Video to accompany the Condition Inspection Report.
Ensure deposit(s) monies (security/pet) are sent directly to the owner.
Ensure 1st Month's rent is paid directly to the owner on or before condition inspection but before key handover/occupancy.
Guaranteed 1 Year Minimum Placement (if a 1-year lease is signed) or a replacement tenant will be sourced for no additional charge (when accompanied by our Rental Property Management / Caretaker service).

Property Management / Caretaking
Owning an investment property can be rewarding and lucrative. Whether it be for a vacation home or a rental property. However, maintaining a home or running a rental business requires time and on-site work to ensure your property and tenants are well looked after.
This comprehensive service includes but is not limited to the following:
On-standby 24/7/365 for anytime response to ensure tenants' needs are met.
4 planned site inspections/visits per year:
2 visits for seasonal (spring/fall) exterior water shut-off/turn-on and walkthrough safety inspections.
1 visit to replace smoke detector battery, perform system test plus walkthrough safety inspection.
On the Anniversary of tenancy - full Condition Inspection Report and walkthrough safety inspection.
All tenant interactions - Emergency & Non-Emergency, Notices, etc. The owner is never required to interact with the tenant but directs Greg on how to act and respond.
Simple maintenance & repairs; up to three hours per month of work will be done if required, plus materials costs. If more time is needed, Greg will inform the owner, discuss and agree to the additional amount of work before starting the task and will be paid at a rate of $75/hour plus the cost of materials, so there are no surprises to the owner.
Suppose professional/licensed contractors are required (plumbers, electricians, etc.); Greg will arrange quotes, make recommendations, manage the job and ensure it is completed to scope before recommending the owner directly submits payment to the contractor - up to three hours of General Contracting included ($75/hour past three hours) if this time has not already been utilized.
Consult and make recommendations per the Residential Tenancy Branch to ensure the owner makes informed decisions and maintains compliance.
